		<description>Just having moved out of an apartment with cream colored carpets, and being a recent college graduate who is a messy art teacher, I thought restoring my carpet was hopeless. I tried 5 (or more) carpet cleaners before finding a product called Folex, which is amazing. It got set in stains of all colors out of my carpets, including an ink stain and a Nyquil stain. It&#039;s non-toxic, doesn&#039;t stink like other cleaners, and the stain doesn&#039;t return when the carpet dries. I rented a carpet cleaner as well, and this stuff actually worked better. I found it at Home Depot, and have only seen it there. Folex: where have you been all of my life? Great product, however, as this great article states, prevention is key. Lesson learned!</description>

		<description>Landlords hold all the risk, all you risk is a deposit, not a $300K mortgage on your place to live. When tenants screw the landlord, they need to add protection, or maybe stop upkeep on an otherwise nice apartment. Good tenants deserve better places, treat you landlord with respect and pay on time, if not early, and give as much notice as possible. Your landlord will appreciate you tenancy, understand you need to move on, and not hassell you for nailholes, or such. His painter will not appreciate the toothpaste idea, or your artwork trying to fix a hole in the wall. You better off being up front and let the landlord know of any damages, offer to fix them yourself, and most things, they will fix, if you are otherwise a great tenant.</description>
